Annual Roof Inspections

Annual roof inspections are important.

SHINGLE ROOFS

On a shingled roof look for cracked, curled, or missing shingles. These are signs that your roof is in need of repair or replacement. Also pay close attention to the flashing around chimneys, skylights, valleys and vents for cracks.

As you know, in our environment moss build-up is an ongoing challenge. Because it can lead to deterioration of shingles, consider professional protective treatments.

METAL ROOFS

On a visual inspection of a metal roof look for debris build up around roof protrusions. As well, inspect the flashing around chimneys, skylights and valleys.

PROFESSIONAL ASSISTANCE

Consulting a professional roofing contractor is particularly important if you have a leak or suspect you need a new roof. Professionals have proper safety gear and are trained to assess damage and make recommendations.

Ask friends and family for contractor recommendations or contact your local Better Business for a referral.

GUTTERS AND DOWNPIPES

Although we don’t always think of it this way, gutters form part of your roofing system. This is why an annual inspection is important for gutters and downpipes as well. Make a point of cleaning your gutters regularly to ensure they are free of debris and do not overflow.

CONSIDERATIONS ON REROOFING

Not only is an annual roof inspection important but deciding what type of roof and how it is applied is too.

Although most homes are strong enough to support two layers of shingles, it is not ideal. Installing another layer can overstress rafters and other structural parts of your home. If you are considering doubling up, check the manufacturer’s warranty. Even though this is common in our area, it is unlikely that the warranty covers this. As a result, you will have a new roof with no warranty.

Albeit an extra cost to going over your existing roof, the complete removal of the existing roofing material enables your contractor to assess rot, water damage, or insect infestation.

ABOUT UNDERLAY

After existing roofing material is removed, new underlayment is installed. Roofing ‘felt’, synthetic underlay or peel and stick membrane are most common. This creates a moisture barrier between the roofing and the wood sheathing and rafters underneath. If damaged, the sheathing will also require replacement.

SUMMARY

In summary, save yourself time and energy by hiring a reputable contractor. Request references, examples of their work and copies of their insurance. A professional roofing contractor will provide a manufacturer’s warranty and a labour warranty. They will explain how to properly care for your new roof. Spend the time — you will be glad you did.
